Air Duct Cleaning FAQ — Bonita Springs, FL

Common questions from homeowners in Bonita Springs and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do ducts in a Bonita Springs house really need cleaning?

Three to five years fits most homes here, shorter than what you'd hear in a dry climate. Cooling season runs nine to eleven months on the southwest Florida Gulf coast, so the blower pushes air through that duct system almost year-round. Dew points sit in the mid-70s from May through October, which means moisture rides through the ducts along with the dust. Seasonal homes closed up all summer with the thermostat parked high are the ones that usually need it sooner.

What does a crew actually do once they're inside the house?

First stop is the air handler, wherever yours lives: garage, hall closet, or up in the attic. We count supplies and returns, pull a few registers, and look at what's in the line before anything gets hooked up. Then the vacuum goes on the trunk line and we work each run with rotating brushes and compressed air, pushing debris back toward the collection unit. Blower wheel, coil face, and the return drop get cleaned too, since that's where buildup chokes airflow. We put the registers back, run the system, and walk you through what came out.

How long will the crew be at my house?

A typical three-bedroom block ranch along the old US 41 corridor runs about two to three hours. Larger homes in the gated golf and lake communities east toward I-75 often have two systems and twenty-plus registers, and those go four to six hours. Attic flex duct adds time because the tech works in 120 to 140 degrees and has to pace himself. We'd rather tell you five hours and finish in four than rush and skip runs.

Why does the number come in higher on some jobs than others?

Register count is the biggest driver. After that it's how many air handlers you have, how reachable they are, and what shape the flex duct is in once we open it up. A garage-mounted unit on a slab ranch is a straightforward job. An attic handler at the far end of a low-pitch roof with buried flex takes longer and costs more. Heavy construction dust, a past moisture event, or crushed runs that need repair also change things. We look at all of it on site before we give a number.

Do I need to move furniture, and how messy does this get?

We move what's in the way of a register and put it back. You don't need to clear rooms before we show up. Everything pulled out of the ducts goes straight into a sealed vacuum, and we lay drop cloths under the air handler and at every register we open. Attic work is the dustiest part, so we tape off the access hatch. If something does get on the floor, we clean it before we leave.

My laundry room is hot and the dryer takes forever. Is that a duct issue?

That's a dryer vent problem, not an HVAC one. They're separate systems with separate symptoms. A clogged dryer vent shows up as long dry times, a hot laundry room, and lint collecting around the door seal. HVAC duct problems look different: weak airflow at the registers, dust settling fast after you clean, uneven room temperatures, or a musty smell when the system kicks on. We handle both, and we'll check the dryer run while we're there if you ask.

What happens if you find mold growth in my system?

You'll hear about it right then, with photos, before we touch anything else. Mold shows up in Lee County systems more than most places because of the humidity, and because flat, sea-level homes with closed-up seasonal schedules give it the conditions it wants. Light surface growth on metal or at the coil we can clean and treat with an EPA-registered antimicrobial. If it's into porous flex duct liner or spread through the system, cleaning won't fix it and we'll tell you that instead of selling you a service that won't hold. Bad cases need remediation and duct replacement, and we'll point you in the right direction.

Is a new filter part of the job?

Yes, a standard-size filter is included and we install it before we leave. Putting a dirty filter back into a system we just cleaned makes no sense. We stock common sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. Oversized or high-MERV media cabinets we can source, or you can have one on hand and we'll fit it. We'll also show you where yours sits and how often to swap it, which in this climate is more often than the box says.

Could someone come out before the end of the day?

Often, yes. We keep room in the schedule for same-day calls because duct problems tend to surface when a system is already struggling. Morning calls have the best odds. If every slot is full, we'll give you the next open window instead of a vague promise. Tell us the cross street and we'll say straight out whether today works.

Which areas do you cover?

Bonita Springs is home base, covering the stretch between Estero and north Naples. That takes in the older neighborhoods near the Imperial River as it runs west to Estero Bay, the Bonita Beach barrier strip, and the newer gated communities out toward I-75. We work throughout Lee County as well. If you're not sure you're in range, give us the address and we'll confirm.
